At the initiative of Transilvania Investments, one of the largest urban projects of the moment concerning the reintegration an industrial site in Romania is being carried out: Casa Albă Independența Sibiu. The public consultation process, which recently came to an end, involved more than 1500 Sibiu citizens who attended several meetings or responded to the survey regarding the final destination of the eight hectares of land in the historic area.
The decision to bring the former Independența Sibiu industrial platform back into the life of the community was grounded, from the very beginning, on the desire that the future destination should meet the community needs. In this regard, in the last half year four meetings took place which were attended mainly by authorities, non-governmental organisations, urban planners, architects and interested citizens. Ideas on the future development strategy of the former industrial platform were shared during the meetings.
Simultaneously, an online survey to which 1237 Sibiu residents responded was carried out, allowing them to express their options regarding the future use of the space. The majority of the respondents defined as necessary for citizens the creation of green spaces in this area (83% of the responses), spaces for public events (64.4%) and co-working buildings (25%).
Independența Sibiu is seen, in the future, as an area for free mobility, with pedestrian streets or that prioritize pedestrians and public transportation. The main activities they would like to participate in the new urban perimeter are recreational, leisure or access to cultural events.
The proposals for the masterplan of the area will be completed soon and the mixed functionalities defined following the public consultation will be included in the proposal to the local authorities. The developed concept considers the economic and social-cultural sustainability and is intended to provide a new attractive, complementary area in the centre of Sibiu.

Transilvania Investments strategically repositions its tourism portfolio and puts 9 seaside hotels up for sale
Nine important hotels in Eforie Sud and Eforie Nord, as well as other assets on the Romanian seaside, will be auctioned off in the next period, following the decision of Transilvania Investments to reposition its portfolio held in the hospitality sector. The proposal will be discussed on November 29(30), 2022 in the General Meeting of Shareholders of THR Marea Neagră, a company in which the investment fund holds 78.6% of the shares.
During the last year, Transilvania Investments carried out an extensive analysis of all assets held in the tourism sector, with the ultimate goal of defining the long-term investment strategy in this sector and maximizing the investments return. Together with the team of consultants involved, the investment fund decided to concentrate resources for a part of the current portfolio, with other assets to be put up for sale or leased.
Among these assets, the hotels Diana, Venus, Minerva, Jupiter, the Bran Brad Bega Complex in Eforie Nord and Capitol and Măgura in Eforie Sud offer the potential investors access to investments in strategic seaside areas, with significant increases in the number of tourists in recent years. The hotels are placed on or in close proximity to the beaches and are mainly intended for family tourism. The hotels currently owns more than 1,000 rooms, classified as 2, 3 or 4*.
„We wish that the process of transferring these assets to the ownership of future investors will be a transparent one. As a majority shareholder, we have proposed to our partners from THR Marea Neagră the implementation of clear procedures and deadlines, so that all those interested have quick access to the information needed to asses the purchase decisions", says Radu Roșca, executive president of Transilvania Investments.
According to the calendar that will be discussed in the General Meeting of Shareholders, all the assets proposed for sale will be put up for public auction no later than January 31, 2023, as the valuation procedures are completed.
Transilvania Investments currently owns, through the tourism companies in its portfolio, over 8,000 hotel rooms throughout the country, the hospitality sector covering 25% of the fund's portfolio. The investment fund has been actively involved in the last year to support the companies in which it is the majority shareholder in finding financial and human resources to support the process of increasing their activity efficiency. The first 9-month results published by tourism companies show a positive performance for the current year.

At the third workshop held on September 28 at Casa Alba Independenta Sibiu, organized by the architecture and urban planning office A.PLAN, more than 30 participants were present - urban planners, architects, representatives of local public institutions, NGOs and the local business environment, as well as neighboring residents.
During the workshop, a summary of the conclusions of the previous meetings and the results of the survey launched at the end of August, to which more than 1,200 people responded, were presented.
Among the interests outlined during the workshops stand out: regaining the public space, sustainability of the built environment, animating the area, decongesting the traffic and access through pedestrian spaces, maintaining the possibility of carrying out craft activities, small production and light industry, and the new buildings to be at reasonable distances from neighbors and have a friendly interface. A modern urban area is expected, with various functions, socio-cultural activities, facilities that would create a connecting axis with the historical center of Sibiu, located at a very short distance.
The survey confirmed the need for socio-cultural and sports spaces and an overwhelming preference for gentle modes of travel, convivial spaces and green spaces with tree vegetation.
During the third workshop, 5 volumetric conceptual solutions were presented in the form of a model. These were analyzed by the workshop participants, highlighting the advantages and disadvantages of each solution. In the end, a preferred variant was voted, for which recommendations for improvement were formulated.
This industrial site regeneration project is started at the initiative of Transilvania Investments, the investment fund that owns the majority stake in Casa Albă Independenta S.A. Sibiu.
The next, last meeting will be scheduled for early November 2022.

Transilvania Investments „Investor Day” was the perfect opportunity for investors to meet the investment fund's team and learn about the latest news on its activity. Held in September 23rd, at the Cleopatra Hotel in Saturn Resort, one of the assets in the Transilvania Investments’ portfolio, the event provided a complete image of the main directions of action and answers to investors' questions.
"Resilience in a difficult context" was the topic under which Radu Roșca, executive president, detailed the new strategic directions adopted by the fund to increase competitiveness. Tourism remains one of the important pillars on which Transilvania Investments builds its performance. In 2022, the fund manager promoted and carried out several projects for the companies in which it is the majority shareholder, through investments and changes in the management models.
More than 50 venture capital and private equity projects have been analyzed by Transilvania Investments in the last year, Radu Roșca emphasizing the effort made by the fund’s team to develop the portfolio on this strategic pillar.
With a diverse portfolio of financial instruments, Transilvania Investments aims for sustainable growth for its investors, through decisions based not only on financial evolution, but also on the gradual integration of environment, social and governance factors. These topics have been detailed by Theo Buftea, executive vice-president, who emphasized that the company promoted the development of corporate governance under the conditions of applying best practices and achieving a prudent management.
Transilvania Investments' priority remains to create confidence and predictability for investors, even in a less favorable market context. The first edition of the Transilvania Investments Golf Challenge continues to reverberate even days after its conclusion. Held on September 11, on the most beautiful golf course in Romania, at Pianu de Jos, the competition proved to be an inspiring meeting between the investment fund team and entrepreneurs from the whole country, ending with the first champions in the record. Even though it was a debut edition, the challenge has already set a record: it was the competition with the largest number of players held, this year, in Romania.
Golf & business has always been the favorite mix for business people from all over the world. The elegance, discipline and perseverance required by this sport perfectly suits any entrepreneur, and the possibilities of socializing during a game make the whole ensemble very attractive. The 78 competitors who signed up for the competition organized by Transilvania Investments, a pairs competition, accessible to everyone, regardless of the level of play, had the chance to try all this.
"I've always looked at golf with a lot of respect, it's a sport that requires a lot of flair. We find ourselves in all the values that this sport requires to reach champion level, in the world of investment ambition, resilience and strategy are just as important.", said Radu Roșca, executive president of Transilvania Investments.

With a first month of the summer season above the average of recent years, Transilvania Investments, the main shareholder of Turism, Hoteluri, Restaurante Marea Neagră S.A. (THR), estimates a 70% occupancy rate for the 2022 summer season. The increased interest of Romanian tourists for the southern coast and the prices below the market average create premises for an increase in demand for the more than 5,000 accommodation places that the company, through THR, operates in the tourist circuit.
In the last year, the company has invested over EUR 1 million in the hotels directly managed on the coast, in order to align them with the customers desired standards. Moreover, starting this year, all-inclusive services have been provided in several hotels, to meet the growing demand from tourists. In the case of THR customers, 99% are Romanian tourists who mainly opt for hotels located on the beach, most of the managed hotels fulfilling this key criterion when choosing accommodation.

At the initiative of Transilvania Investments, the investment fund that owns the majority stake in Casa Albă Independenta S.A. Sibiu, a regeneration project of the industrial site in the historical center of Sibiu was started. The land, with an area of 8.75 hectares, is located on the former Independenta industrial platform.
The project is currently in the stage of public consultation, 4 meetings being scheduled until the end of September, during which authorities, businessmen, specialists in architecture, culture and related fields, interested people from the community will present their ideas regarding the future this unique site in the Sibiu community. The consultations are structured in the form of an iterative process, following which the main solutions will be retained and included in a set of recommendations to be attached to the proposal for the area’s master plan. The methodology used - Urban Design Management - is an urban planning tool that starts from the premise that any investment is an opportunity to create value for as many as possible people, to satisfy desires, needs, expectations, for both the developer and the community.
Currently, the former Independence industrial site is used only in a small proportion, below 10%, namely by the premises rented by the Sibiu Court and the business center developed by the company in the former administrative building.
